The Green Building Solution

Depending on who you listen to, it can be very difficult to make your building Green. Businesses have been asked by many authorities to “Go Green,” but they have not been told what Green means except to being a lengthy process of conversion and retrofitting that is lengthy and costly. In truth, it is obvious that the concept of a Green building has been reinterpreted by a variety of services causing an endless demand for change.

The basis for a Green office or building comes down to improvement of the health issues of the building for the people that work there. While it is helpful to change the light bulbs, reduce energy, conserve water, and recycle the trash; the best place to start a Green office is in the janitorial service.

There are three pieces of the Green janitorial puzzle. The first of which is what we call the Green Agenda where the decision-makers implement polices. The second is to make sure the Green products are used, and the third is to require a Green certified janitorial service for your building.

The importance of a Green building is the improvement of the health factor for those who do the cleaning and those who put their eight hours in every day. Studies should that there are acute and chronic influences based on the cleaning of the building. This reflects in the cost of manpower and the loss of profitability through absenteeism, lost productivity, and increased medical costs.

The Green practices of the janitorial service are just as important as the Green products. For example, the use of microfiber cloths reduce chemical use, and also decrease the bacteria and dust moved around the building. New sanitizing methods must break the old “Spray and Wipe” routine to allow for a “Dwell Time” of the product. Disease spread is greatly reduced through change of cleaning tools and methods. It is not enough to toss a Green product into the mix and declare the whole project Green.

A “Green Practices Clause” should be included in all bid projects that gives preferential treatment to janitorial services that offer a line of Green products and include a Green trained and certified workforce. It makes a great deal of sense that the worker should be equally valued as the tools of the operation. A brand new set of tools will not make an woodworker into an expert mechanic. Why shouldn’t we require more of the people charged with protecting the health of your employees?

Find a Green Clean Institute Certified janitorial firm in your area or require that those hoping to service your building are Green Clean Institute Certified. Your employees will be healthier, your costs will go down, and you may even qualify for the Green Clean Institute Certified Green Building.

Texas Marriage Records

by Ben Jen

Marriage is much more serious than it’s treated by many. In the US, the state steps in to help make the point. Like other cosmopolitan environments, there are variations among the ethnic and religious groups in joining people in matrimony. The requirements can also differ from state to state but people other than the couple are always involved. Yes, there will be a conducting official. Legal witnesses of the ceremony are also required in certain states. Even God and deceased ancestors may also be involved by religious and customary practices.

Rejection and protest from certain religious groups or beliefs notwithstanding, it is mandated by law that a marriage can only legally proceed after a Marriage License has been obtained from the state authorities. The requisites for application are typically age, identity, residency, medical examinations and clearance from any previous marriages if any. They can be issued by the state of residence of the couple or where the marriage ceremony is planned to be officially conducted. Fees are usually nominal but lead time can be long, up to a month in some states. After the ceremony, the license is then signed off by the new couple and the official to file for certification and the issuance of the Marriage Certificate.

Both the license and certificate are then entered as marriage records into the respective files of the new spouses. They will then be maintained as public records at the county or state where the marriage has taken place, whichever is the prevailing practice. Being public records, they will be subject to public retrieval and view as long as procedures are complied with and fees are paid.

Same-sex, or gay marriages are a little bit trickier. They are recognized in less than half the states. A handful others are fuzzy about it, recognizing them as legal union and offering explicit marriage rights and responsibilities while not calling them marriages. Be prepared for some surprises with such states.

Permitted access is based on 2 classifications, public or confidential marriage records. Public marriage records are accessible without limit and restriction while confidential ones are limited in access, restricted in use or a combination of both. There are a number of different ways to retrieve such information. Although marriage records are predominantly kept at county administrative units, their retrieval is available at state level in most states. By that, we have the option of engaging either the state agency or the respective county offices directly for that purpose. Then there’s the choice of onsite, online, hard-copy, electronic, mail, fax and/or telephone.

FOC records tend to be raw and scattered. As such, they often require further work subsequent to the retrieval to be of any use. Fee-based public marriage records are recommended when the search is more purposeful, especially if they are to be produced for formal use. Competition in this industry is keen so prices are regulated to very reasonable levels in tandem. Unless you are the type who actually enjoys the grunt work of assembling reports from scratch public sources, a little financial outlay can go a long way for you if you look in the right places.

Babysitter Rates: How Much Should You Pay?

May 6, 2008 on 3:24 am | In Home | No Comments
by Rashel Dan

How much do you need to pay for a babysitting service? What is the average babysitter rate? These seems to be some of the most common questions asked these days. It is also a question that doesn’t have one definite answer. On the average, sitters are usually paid anywhere from $3-$12. This seems to be quite a wide bracket. This is only because there are several factors that determine the exact rate of pay.

Location

Rates are subject to regions and areas. Urban areas in particular may have steeper rates than rural ones. You may be able to get an idea of rates in your particular area by looking for online average rates. You could also survey your neighbors on how much they would consider paying a sitter. If you have a particular preference for a sitter who lives far away, you may have to pay her extra due to transportation expenses.

Number of Kids

Another big determining factor for the rates is the number of kids. You can hardly expect a sitter to work for only $3 if she has to watch over three kids or more. Aside from the number of kids, you also have to consider the ages of the kids she has to look after. Younger kids and babies are naturally more difficult to watch over. They may be hard to discipline and they have many needs that require the babysitter’s attention. You would therefore have to pay a high rate if you have a toddler. You would have to pay an even higher rate if you have more than one toddler.

Sitter’s Age

The age of the sitter is also another factor which affects the rate. Teens aged 16-18 and adults would naturally have to be paid higher than younger sitters. Those who are in the 11-15 years old bracket may be contented with $3-$5 an hour. You need to be choosy though. You can’t just pick a young sitter just because she has a lower rate. You would really need an older teen or an adult sitter if you have lots of kids or if you have young kids that need minding. Young babysitters may not know how to handle small kids or respond to emergency situations.

Experience

The sitter’s babysitting experience should also be considered, of course. Those who have extensive experience would charge a lot. Those who have special first aid and emergency training would also want to receive more.

Work Details

These rates are only for the basic duties of babysitters. Often though, you would have to ask your sitter to perform a couple of extra tasks. You may have to pay extra if you expect her to cook for the kids or tutor them. Other work details that affect the rate include number of hours of work and specific hours of the day on duty. Night sitters may require high rates.

Specific Days on the Month

Sitters may charge more for particular days. Expect to pay more for sitters who work on rest days, holidays and Sundays.

There are other factors that can affect the babysitter rate. What you have to really do to find your sitter’s exact rate is to talk to your sitter. Negotiate on a rate that both of you will find acceptable.

The State of Real Estate.

May 6, 2008 on 3:11 am | In Real Estate | No Comments
by Steve Simon

The price of diesel is now upwards of $4.00 a gal.at some truck stops in the North East of the USA. The ripples this is sending through the other sectors of our economy is just now starting to become visible. The trouble started much earlier but it seemed invisible to the everyday folk, that really just saw this as a “Gas Price Problem”. Now the secondary and terciary industries are obviously showing the strain. The airlines (never fully recovered from 9/11) are in an Emergency Room, the trucking industry is in chaos and the support industries for these giants are being beaten down to levels that they have not seen before!

Consider: .the entire State of Florida’s work force is threatened almost everyday with job cuts and loss of benefits and positions. the Tampa bay mortgage base now has double the homes in the ranks of foreclosure as it did in 2007 (which was already a horrible year), and I am talking about the non-sub prime loans! Almost 3% of the more strictly underwritten loans are in default (60 days or more). If you factor in that over 20% of the sub-prime loans are in some serious stage of default you can see the effect is going to do more than ripple!

The banks tighten credit in response.

Less people can qualify.

Even those who could qualify are scared that the real bottom is much lower.

This further depresses the buyer pool, thus flattening the market even more.

The buyers that cannot meet their obligations, can’t sell.

The numbers of buyers that can’t meet their obligation soars, because their totals are being fed by dropping prices, tighter credit, and now job loss in peripheral industry.

The foreclosures add to the glut of available properties.

The slow business climate prevents the normal acquisition rate of real estate by business as the climate has them operating in a much more conservative fashion.

The Perfect Storm!

If you’re looking to blame someone read elsewhere I choose not to blame, merely to inform and repair.

The answer must come with immediate legislation offering future credits for the most efficient of the hybrid vehicles.

This legislation must also spread to solar products for the home for both heating and cooling.

The auto industry will take heed that the selling models will be those with credits, and that will sound the death bell for the Giant Gas Guzzling SUV.

Congress must resist the urge to help out those that recklessly signed up for sub-prime loans that are now in trouble; rather they (the lawmakers) must show courage and let the market forces of supply and demand work themselves out.

The real estate market must be allowed to work as it was created, freely and without the well intentioned but usually ineffective direction of the Government.

If all of the above takes place we can slowly work ourselves out of this debacle we now find ourselves in.

I have the utmost confidence that we will; but I hope the lessons will be learned:

Fossil fuel is running out, we must shift to other sources, and this shift can only be accomplished by incentive programs so that there are concrete bankable reasons for doing so immediately.

Bailout of the banker ( do you remember the Savings and Loan Crisis?) begets bailout of the banker!

Incentives to do the right thing, are the right thing!

The Radical Islamics does not need weapons of mass destruction to hurt us.

Getting Enrolled your Kids in Summer Camps

May 6, 2008 on 3:05 am | In Family | No Comments
by Karen Thurm Safran

This article throws light on kids summer camps and helps parents as to which summer camp they should send their children. This will give them a glimpse of a summer camp.

The most common question related to the child’s safety. Most kid’s summer camps are regulated by a number of independent bodies that are given the job of inspecting and monitoring all aspects of the summer camp. Their role includes looking at safety measures, standards, health and every other regulation that the course and camp must attain in order to stay open.

The kids summer camp cannot be allowed to run if it is found failing during the inspection to fulfill the requirements of the standard set.

The small children under the age of eight are provided with various facilities like full day-care programs and other play schemes. Legal registration with their local department is necessary and they have to get certified to operate. Children are always under inspection and scrutiny.

One of the very common issues for the parents is funding the camp experience for them. The rate of one week kids summer camp will be about $3500. Eight weeks long kids summer camp will be charged around $7000.

Despite the high fee structure of such kids summer camps, they include various activities like medical care, laundry, all sort of food etc.

There are certain outdoor activities such as field trips and other extra activities in which children want to take part, in such cases they need to pay extra. This has to be very clear before you send your children to any of the kids summer camps.

A summer camp with special focus will demand extra charge than normal fee. In-depth training and instruction or specialization in any topic will charge more money. Scuba diving camps are probably some of the most costly kids summer camps.

One type of kid’s summer camp that are very reasonably priced and give a huge insight for your child, are called Tech Camps. These types of summer camps are geared for kids who want to learn more about technology and understand how to apply that knowledge to the real world. Kids can acquire skills in computer programming, software design and animation. For more in formation, I recommend you go to www.internaldrive.com
