Tips for a Contemporary Kitchen Design
March 14, 2008 on 5:29 am | In Home | No CommentsA contemporary kitchen design is becoming popular these days. These designs usually fit modern needs of the homeowners. Here are some great elements that you should remember to add to a contemporary kitchen.
Sleek Pieces
Contemporary styles mostly have fine lines and sleek designs. Your storage units can come in light or dark finished wood with smooth surfaces. That means no external pulls and handles. Many recent storage unit models now also come in specially coated stainless steel. These easily match the stainless steel refrigerator and appliances that are a staple in contemporary kitchens. For a moderate look, stainless steel can be incorporated with wood and glass elements.
Fewer Items
Contemporary kitchen designers may disagree over a lot of design elements. They usually share one idea in common though-minimalism. Contemporary designs work best when there is less. This concept is supported by linear geometric designs or patterns. It is a must for you to keep surfaces as clean and as free of objects as possible. Small appliances can be kept in recessed sections or in table top cabinets.
Soft and Bright Colors
Use minimal colors. Just as there should be minimal items, there should also be minimal colors. You can choose a major subdued color accent like white, brown, black or metallic and pair it with one or two bright colors like red and electric blue. You should always remember though that size should be considered when finalizing kitchen colors. Smaller kitchens should always have light colors. Pastel colors will make your kitchen look bigger than it really is.
Lights
Apply modern lighting methods. You can accomplish this by going for lights in recesses or directional hanging lights in metal cones. One important thing that you should never neglect though is that all kitchens, regardless of design should provide clear lighting. This is a rule that cannot be compromised for the sake of design. Kitchen lights protect you from injury during food preparation.
Floor Design and Space
As equally important as your kitchen walls is your kitchen floor. Ceramic tiles and cleverly designed linoleum are cheap options for kitchen floors. If you can spare a few more dollars though, you can go for granite or concrete floors that come with linear designs.
You may want to keep your floor areas as open and spacious as possible. If you have a small kitchen, you can easily achieve this by removing all barriers that separate the different parts of your house. Your kitchen floor can merge with your living room and dining area. Floor material and lighting can provide the distinction if you feel that there is a need to break areas.
Modern kitchens can come in all shapes and sizes. If you aren’t sure about what you like, the best course of action would be to ask an expert to help you. He may have truly contemporary ideas that you may want to apply on your kitchen.
green tomato seeds gardening
March 14, 2008 on 5:13 am | In Gardening | No CommentsTomatoes come in all sorts of colors, although what we are accustomed to seeing is just red and yellow. Tomatoes come in black, purple, orange, pink, variegated, white, yellow, red and green. Yes, it’s true… green tomatoes do not always refer to unripened tomatoes. A couple very popular varieties include a green striped tomato called Green Zebra and a green tomato with a pink blush called Aunt Ruby’s German Green. Green tomatoes have a rather spicy, mild flavor. Of course, if you want traditional fried green tomatoes, you may prefer to use an unripened fruit, since a ripened tomato won’t stand up to the heat in the skillet as well.
Green tomato seeds can be had from several seed companies. A simple search online will bring up many places to look for the seeds you want. It is difficult to find seedlings in the market for green tomatoes, so starting them from seed is your best bet. Once your seeds arrive, you’ll need to prepare an indoor area for the seedbed.
Find out when your last expected frost date is. You want to plant your seeds in a good quality sterile seed growing mix at least 6 to 8 weeks before that date. Go through your seeds and separate them. Sometimes they stick together during packing. Plant more seeds than you think you’ll need. Not all the seeds will germinate, and you can always give some seedlings away to friends and family.
Green tomato seeds grow exactly like other tomato seeds. You will want to plant the seeds approximately ” deep in either a small pot or a seed flat. After you have them planted, you will want to water them lightly. Although you will want to keep the seeds moist, you do not want to get them too wet. In some cases, you may find that using a mister will work best. Whenever the dirt begins to look dry, you can simply give them a light mist. The seeds tend to germinate best when they are in an environment where the soil is between 75⁰ F and 90⁰ F. Therefore, you will want to cover the seeds with either some plastic wrap or a plastic hood. If you are starting from scratch, it will be worth investing in a heating mat, designed to assist seeds in germinating
Once the seeds have sprouted, you’ll want them to have a slightly cooler temperature. Keeping the temperature between 60 F and 70 F and giving the seedlings plenty of light will help keep them from getting leggy. South-facing windows are a favorite spot for tomato plants. If you don’t have an available window, you may want to put them under a full-spectrum fluorescent light set a few inches above the pots.
Once the little sprouts have their second or third set of true leaves (they’ll look like tomato leaves, not seed leaves), transplant them into 4″ pots so they have more room to grow.
The plants will need to harden off, before they can be transplanted outdoors. In order to do this, you simply set them outdoors during the daytime for several hours and then bring them back inside. After about a week, you can extend the time they are outdoors. Eventually, they will become accustomed to being outside. At night, you will need to protect the plants. Once the plants are fully accustomed to being outdoors, you can then plant them in a garden. You will need to put up some type of supports around the plants if they are a type that grows tall.
Once the tomatoes are used to the temperatures outside, plant them in the garden. Be sure to put tomato cages or other supports around the plants if they are a variety that grows tall.
Another Reason For An FHA Loan
March 14, 2008 on 5:12 am | In Finance | No CommentsI teach mortgage underwriting guidelines on the Internet and I also answer questions for consumers and mortgage professionals. I received this question from Donald in Toledo, OH., Sunday morning.
“What would happen if someone else used my social security number for a utility bill and I never lived at that address? This happened about five years ago when I found out about it. Will this hurt the underwriting of the house I am trying to buy”?
In conversation I found out that this “utility bill” later turned into a collection. Donald is fortunate that it is five years old. I also learned that his credit scores are: 615, 625, and 652.
My answer covered several issues:
The very first thing you must do when you find fraud like this is dispute it with all three (3) credit reporting agencies: Equifax, Trans Union, and Experian. The procedure is much easier than it use to be thanks to the Internet. Each of these credit reporting agencies have a web site with information you should understand about your credit, credit scores, and how to improve them. You can also file any dispute you have with your report on line from their web site.
A few years ago the Government decided that every person is entitled to one free credit report each year, from each credit bureau. This is all good. Years ago you were not allowed to look at your report or know what it contained. You were really up that well known creek and nobody knew who had the paddles. Do yourself a favor and get your report every year from each company. Make sure it is correct. There is only one official web site you can get these free reports from, annualcreditreport.com.
Mortgage underwriting in todays market is most often done on an automated system. This small collection that is 5 years old should not prevent the loan from being approved but Donald will have to provide an explanation and documentation. He may even have to pay it off even though it is not his. It depends on the type of loan he is applying for.
In this case Donald’s credit scores are not really bad but they are not really good either. Sadly, they are a little low compared to the average. Don’t wait untill you apply for a mortgage loan to find out you have a problem.
I don’t have a clue what Donald’s employment history is or what his debt to income ratio is or how much he is putting down. These factors all play a part in loan approval and could be considered compensating factors if all three are very strong.
However, knowing what I do know, my recommendation would be that a conventional loan with a high loan to value (small down payment) would be difficult and the interest rate, if it were approved, would reflect the low scores. I would recommend an FHA loan. The interest rates are excellent and require only a small down payment. Again, this is assuming the other factors are in line.
FHA mortgages are very forgiving about credit, down payment, and they have some of the best interest rates on the market. I should say something about the interest rate. At this time the par rate is equal to or lower than a conventional loan (depending on the lender). If the company you are working with is charging you a much higher interest rate they may be taking advantage of your situation. They are hoping you don’t know any better. Please, you must shop for interest rates.
Things to Consider When Purchasing Car Insurance
March 14, 2008 on 3:51 am | In Finance | No CommentsHaving an appropriate automobile insurance for your car is a must as this ensures you are protected in case of an accident or theft. And not only that, having a car insurance also protects you financially in case you are sued for damages since a lawsuit usually does not ask for more damages than your coverage.
Auto insurance is required by state and federal laws if you are operating a motor vehicle. However, the world of automobile insurance can be quite daunting, especially if you don’t know what to look for.
There are various insurance companies out there, all eager to get your business. Check out the reputable ones and make a cost comparison, paying close attention to coverage, deductibles and price quotes.
You are also probably wondering how you can get cheap car insurance. Have in mind, however, that “cheap” in most cases, doesn’t mean “best”. A cheap automobile insurance usually provides you with inadequate coverage. And of course you want to ensure that if ever you make a claim, your case will be handled professionally.
Do you have an old car? Then consider getting a policy that has liabilty coverage only. The money you save can go to the purchase of a new or a slightly used car. You may think that it may not even be necessary to insure an old car but it is since you’ll never know if you will be involved in an accident. Better be safe than sorry.
One of the best ways to compare automobile insurance premiums is to shop online. This is usually the best way to find out the best quotes without having to make dozens of phone calls. Some companies will even give you quotes from their competitors in addition to their quote. This can save you quite a bit of time when you are shopping for the best car insurance deal.
Among the factors that affect the cost of your premium, the most important are the coverage and deductibles. Hence, be sure that when comparing quotes offered by different car insurance companies, these 2 factors are the same. Aside from coverage and deductibles, your age and gender also affect the cost of your automobile insurance but these are things which you cannot control.
Other factors that affect the cost of your automobile insurance includes your driving record, where the vehicle is, and your grades (if you are a student). Moreover, there are cities which have higher rates especially for comprehensive insurance than others. Insurance premium also varies depending on whether your car is parked in a garage or outside.
Do your homework, shop around and you’re sure to get the best car insurance you deserve!
